To get a more accurate estimate, it’s good to ask for quotes from experienced builders. Usually they’ll provide a range and tell you if there are preparations to be done first such as demolition, reinforcement and reconfiguring.

Aside from the construction costs, you should also account for the disruptions in your home living and daily activities. Builders will have to go in and out of your home to do their work. Also, they will remove the roofing which will expose you and your belongings. You might need to have temporary accommodation during some days of the construction. From time to time there could also be electrical and water disruptions as they work through the utilities in your home.

How long will it take? It might take 6 to 12 months which is similar to building a new home from the ground up. Three months is attainable but the plan and construction should be simple enough (e.g. no bathrooms upstairs, almost bare rooms without much design and utility connections). Yes, it takes a long time to complete the project and will likely disrupt your day-to-day activities.

But having a second storey can expand your home’s available living space and totally transform your home’s appearance (practically it’s like moving to a new home). This can also raise your home’s value because the space will be maximised and it will become more functional (e.g. more rooms, you can now have a dedicated home office or study room).
